All items have in their description "Race: Human" neutral or whatever. But does that affect anything, or is it just to enhance atmosphere?

(I am not refering to 1 morale for all humans kind of stuff)

Enhance atmosphere AND if the item is a "Living item" and you have to fight to supress it, the race determines the type of enemy you must fight during supression.

As `ckdamascus`said item`s rase tell you what units you will fight to supress it. It also means that if you equip that item, and ifght units of same rase it`s morale will drop such as : Hand of necropolis, if you fight against undead, eventualy item`s morale will drop to 0% and you`l have to supress it to gain item`s bonuse.
This is way ot get more exp through more battles, but it is limited as for need to fight around 25-30 battles against 1 specific rase of units to get item to 0% morale.

It effects where the item will spawn as well.

You will find 'undead' items in only certain shops, just the same as you will find undead units in only certain places.

This means that there are some items/types of items that are a lot more common than others. For example, the Helm of Chaos (Undead) is a great item, but since it is undead, and there are a disproportionate number of undead shops to the number of items of that type, you will find it in many, many games.
