How are units upgraded ?

On some units I see a button to upgrade them but it is inactive ? Do you have to be a certain level ? at a certain site ?
Any help appreciated, thanks..

You need to learn certain skill in the mind tree. Try to search it, it's somewhere there. But only monks can be upgraded
